How can I create adverts?

Antwort: Return to the main advert management page and on line Saisir ou éditer une annonce in the field to the right of your client reference , enter your product reference, then click on Create or edit. Do not hesitate to create a test advert, you can delete it later.


How can I delete the adverts?

Antwort: Return to the main advert management page and click on the link Veröffentlichte Anzeigen . Select each advert to delete by clicking in the box to the left of the photo, then click on Supprimer les annonces sélectionnées at the bottom of the page.


How can I modify an advert?

Antwort: Return to the main advert management page and click on the link Veröffentlichte Anzeigen. Then click on the link Anzeige bearbeiten to the right of the advert to modify.


I created an advert but it has not been published. What can I do?

Antwort: You did not click on Publier et Envoyer pour Traduction after entering your information. Your advert is therefore waiting to be validated.
Return to the main advert management page and click on the link Annonces en cours de saisie. Next finish entering your text, then the photos. Finally validate your advert by clicking on Publier et Envoyer pour Traduction.


I am not able to find you when searching Google. Is this normal?

Antwort: We follow our positioning on the search engines in great detail. Out of these, Google is most often used by the French clientele (but this is halved outside of France). The variations in the listings are frequent and depend on how the search engines work. Note that we are not interested in positioning based on particular key words, but on the global optimisation of our sites, that is to say the total traffic.


The number of contacts has decreased over the last 15 days. What is happening?

Antwort: We cannot provide you with the same number of contacts everyday. Your agency has some good weeks in terms of contacts, it is necessary, even if it is frustrating, to accept some bad ones. This question is often asked by agencies that have been clients for less than one year, the longer standing clients being used to such variations. Please note that if we often see big variations for the agencies, we do not see the same variations for the site in general, or even for clients with a lot of adverts. The more adverts you publish, the more randomness in publishing them is decreased.

Here are several points that help to explain the variations: a seasonal effect, a documentary on the BBC about the region next door to yours, removing low price products from your catalogue that generated a lot of interest, a lot of adverts entered at the same time and that have reached the bottom of the catalogue at the same time, and that will not go back to the top of the list for another few weeks, etc. There are many reasons for these variations in traffic.

We recommend therefore, carrying out your analyses over periods of more than one month.

Please note that when we work on the referencing of our sites, we deal with all the adverts in the same way and that we do not accept requests by clients who ask for preferential treatment to the detriment of our other clients.

Please check as well, that when a contact is shown on the statistic page, that you have really received it. AOL has for example, had some serious problems in differentiating between spam and valid emails in French. Pay attention also to Outlook and Outlook Express, where it is possible, by inadvertently clicking in the wrong place, to put someone on the black list.

I get a lot of contacts, many of which do not go any further. Is this normal?

Antwort: On low price products (less than K€ 250), and in certain regions, we have observed a lot of contact being made that, according to our client agencies, is essentially due to curiosity.
If your agency has this sort of clientele, we advise you to automate the replies that you provide:
Thank your for your email. Due to the quantity of email received about this property, we are only providing more information by telephone on: Thank your for your understanding and we hope to have the opportunity to meet you soon in our agency.
There can be a lot of questions about just one of your properties. In this case, the property will seem to be good value, based on what is displayed in the advert.
If the value for money factor is sufficiently high, these contacts will allow you, we hope, to make a sale. If not, modify the advert to make the possible weak points of the property stand out, or even delete the advert. We advise against, notably, the publication of adverts for less than € 25,000.you will get a lot of contacts, but according to our client agencies, these will mostly be persons who will make you work hard without really intending to buy.


Why doesn't our agency get many contacts compared to other agencies?

Antwort: Our sites get a lot of visitors compared to the number of adverts so as to offer you a good return. Nevertheless, certain factors can explain a weak return compared to others:

  • An advert title that is too short: Avoid titles like 'House'. The title will represent a summary of the property in the presentation pages and for referencing your property. It must therefore make people want to look at it and contain a minimum of 3 to 4 words (eg. 'Beautiful house in stone near Tarbes').

  • A price range which is too high: If your products are all in the same high price range, it is natural that you get less contacts. They will, however, be more profitable. Statistically, we have visitors in all price ranges.

  • Low value for money: Even if our sites reach an international clientele, people are able to compare the properties on our sites, or elsewhere: Internet has not yet enabled us to turn a bad property into a good one.

  • Some properties do not correspond to the style of the site: Our sites attract different visitors depending on the regions and the countries. It is quite difficult to predict beforehand if an agency's properties will please our visitors.

  • Our beginnings in one region: We have grown a lot since the beginning of 2004, so it could be that you have joined us recently. If you are the first agency in the departement, you need to give a little time before the first returns arrive. (To help you, your agency gets an offer of promotion)


When will I get some real visits?

Antwort: We put you in touch with both a local and international clientele. We measure the requests for information by email very precisely. As to real visits, we have some qualitative feedback from our agencies:

  • The first visits by the French start in general between one and four months.
  • The first visits from abroad, start in general between two and five months.
  • A period of six months would therefore seem to be a good time to review your presence on our sites!

How is my invoice calculated?

Antwort: Everyday, we measure the number of your adverts published (and only what is published).

At the end of the month, we calculate the monthly average. For example, 12 adverts if you have published 10 for 15 days and 14 adverts the next 15 days.

The invoice for the following month is thus calculated on the basis of this average, making use of our pricing grid, available on Descriptif commercial agences.

We select the most advantageous rate for you! If you have published 19 adverts in the month, we use the rate for 20 adverts, which is more advantageous than the one for 10 adverts plus 9.

How can I avoid Spam?

We use the following systems to avoid Spam on your account:

  • Requests from visitors with an internet connection from a country at risk (Ivory Coast, Senegal,...) are systematically blocked. The visitor is asked to contact you directly by telephone and nothing is invoiced.
  • Your contact details are given to the visitor on their screen and an email is sent from their first request.
  • A visitor cannot ask several questions for the same property in the same day.
  • A visitor sending more than 4 requests to your agency in a day, cannot send more requests if they do not confirm the validity of their email address.
  • A visitor cannot send more than 10 requests to any agents, if they do not confirm that their email address is valid.
  • If the visitor sends more than 10 requests to any agents in the day, from the same email address, a code is given that the visitor must type, thus avoiding large scale, automatic requests. Certain internet addresses cannot be covered by this rule for certain service providers (notably AOL) that use the same internet address for all their clients.
  • If the visitor sends more than 20 requests to any agencies in the day, they are not sent on. The visitor is asked to contact you directly.

There is no automatic filter system that is fully reliable, especially if one wishes to avoid listing genuine requests from real buyers as Spam. For this, our support service is at your disposal to deal with proven Spam that has not been blocked automatically, and can be backed up by an analysis of site visits.

Please note that it is important to evaluate the quality of emails supplied, not for each email, but over the medium term based on the number of transactions made.



I would like to pay by contact, not by email, is this possible?

Following the requests that we have received, we are presently preparing a new version with payment per unique qualified lead that will replace payment per email by the end of the year. Please note that the minimum price per unique qualified lead will be 1.5 times higher than the price for payment per email, so as to take the better quality and rarity of the contacts provided in this way into account.
